"What is the best neighborhood in Goiânia?" The honest answer is another question: best for what? For someone who works downtown, for someone with a small child, for someone who wants to rent to students, the answer changes.
This guide is not a ranking. First comes a roadmap to compare neighborhoods around your routine. Then, the profile of some of the best-known areas of the city. Prices change quickly, so I do not include figures here. I share those, up to date, in our conversation.
Start with a map of your week
Mark on a map your work, school, family and the places you visit often. Estimate travel times at the hours you actually leave home. A short distance on the map does not always mean a quick trip.
Then visit the surroundings at different times of day. Look at sidewalks, services, movement and noise. Photos and listings help you shortlist, but they do not replace being on the street.
When comparing, put side by side apartments of similar size and price range, not just neighborhoods. One area may give you more space and another, more proximity to your routine. Write down which trade-offs you accept.
Setor Marista
An upscale and very lively neighborhood. Avenida Ricardo Paranhos and the streets around it concentrate restaurants, bars, clinics and shops, and Parque Areião is nearby.
It makes sense for people who want to live close to everything and like to walk. For investors, compact apartments tend to appeal to professionals who want this location without needing a large home.
Setor Bueno
Many people think of Bueno when they picture vertical Goiânia. Parque Vaca Brava is the heart of the neighborhood, with a walking track and many buildings around it. Avenida T-63 and Goiânia Shopping help explain the movement.
It is a neighborhood with options for almost every profile: families, couples, people living alone. There are many ready homes on offer, which helps people who need to move soon.
Setor Oeste
One of the most traditional neighborhoods, close to downtown. Lago das Rosas and the city zoo are part of the landscape. It has older buildings with generous layouts, as well as new developments.
It is worth a look for people who work in the central area and want trees and a neighborhood feel. A well-kept older property can be a good way in, as long as you check the condominium fees and maintenance carefully.
Jardim Goiás
Parque Flamboyant, Shopping Flamboyant and the Serra Dourada stadium are here. The neighborhood has grown with tall residential towers, many with full leisure facilities.
It usually appeals to families who want a building with amenities and people looking for newer construction.
Park Lozandes
Next to Jardim Goiás, it is home to the city hall (Paço Municipal). It is a more recently developed area, with new developments and wide avenues.
It deserves a close look if you are thinking of buying off-plan: there is still room to build, which means new developments nearby in the coming years. That brings services, and also more competing supply when it is time to rent or sell.
Setor Universitário
This is where the Federal University of Goiás (UFG) campus at Praça Universitária and PUC Goiás are, among other colleges. It is one of the areas associated with rooms, kitchenettes and studios for students.
For rental investment, it is one of the areas that usually comes up. To live in, it depends on your style: the neighborhood is busy day and night.
What if the idea is to invest?
The criteria then include the profile of who would live there, competition from similar properties and the cost of keeping the apartment empty for a while.
